Oceana County Development

The Developer of Shelby Acres is Oceana County Development Corporation (OCDC), a 501(c)3 public charity. As a non-profit corporation, OCDC seeks individual, corporation and governmental grants to assist in the building of the Shelby Acres infrastructure, to include such items as underground water, sewer, internet and natural gas. Also included in infrastructure is earth moving, paved roads, erosion control, common areas, etc. 

The founding incorporators of OCDC are Linda and Earl Peterson. The Petersons are long-time residents of Shelby and Oceana County. They jointly owned numerous farms and were the founders of several Oceana companies including Peterson Farms, Inc. and Oceana County Freezer Storage. Now, mainly retired, the Petersons understand the severe lack of availability of affordable housing for many local residents, and decided to be a part of the solution.

The Board of Directors will provide advice, oversight and assistance in the development of Shelby Acres.

Home Lottery Dates - Phase 2

Shelby Acres just released their model homes for the Phase 2 lottery and the response from our community has been overwhelmingly positive. For Phase 2, a new model was introduced, “The Maple.” A single level, 3 bedroom, 2 bath ranch, with just shy of 1200 square feet. The maple displays an open layout that perfectly blends comfort and functionality. The Maple has attracted many buyers seeking the ease of single level-living in a peaceful and new community. In addition, we are also bringing back our three existing models from last year; The Aspen, The Elm, and The Tamarack.

At the beginning of each Phase, a blind lottery must be conducted to offer fair selection of the homes. The lottery for each model will take place at the existing model home at 7:00 PM. If you are looking to get into the lottery, the dates are listed below:

Aspen House - May 7, 2025

All pre-qualified buyers and/or their agents will meet at 7pm, Tuesday, May 13th, 2025 at the Aspen model home (253 Stonecrest Drive) for the drawing to find out if they are successful for 1 of the 4 homes or not. At the meeting, home sites would be selected based on the final selection process.

Maple House - May 16, 2025

All pre-qualified buyers and/or their agents will meet at 7pm, Friday, May 16th, 2025 at the Maple model home (251 Stonecrest Drive) for the drawing to find out if they are successful for 1 of the 9 homes or not. At the meeting, home sites would be selected based on the final selection process.

Elm House - May 20, 2025

All pre-qualified buyers and/or their agents will meet at 7pm,Tuesday, May 20th, 2025 at the Elm model home (252 Stonecrest Drive) for the drawing to find out if they are successful for 1 of the 6 homes or not. At the meeting, home sites would be selected based on the final selection process.

Tamarack House - May 22, 2025

All pre-qualified buyers and/or their agents will meet at 7pm,Thursday, May 22nd, at the Elm model home (263 Aspen Hill Drive) for the drawing to find out if they are successful for 1 of the 3 homes or not. At the meeting, home sites would be selected based on the final selection process.
