Shelby Acres is not your usual housing development.
Shelby Acres has been established as a housing development for full-time, non-transient Oceana County residents. There are 3 major Shelby Acres Condominium Bylaw requirements* for owning a home in Shelby Acres and they are:
- Your Shelby Acres home must be your principal (Homestead) residence.
- Ownership of multiple units within Shelby Acres is prohibited.
- Renting or leasing of all, or a portion, of a unit is prohibited.

Traditionally, housing developments are built by for-profit developers who seek to make as much profit as the market will allow.
Shelby Acres is being developed by the non-profit Oceana County Development Corporation. The goal of Shelby Acres is to offer affordable living options to residents in Oceana County providing them with an opportunity for homeownership while minimizing financial worries.
When the supply of homes is less than demand, for-profit developers and regular home sellers are anxious to take the highest and best price when they sell their homes. Shelby Acres holds a different stance, being the first to submit an offer or having the highest offer will not guarantee acceptance.
