Shelby Acres is not your usual housing development.
Shelby Acres has been established as a housing development for full-time, non-transient Oceana County residents. There are 3 major Shelby Acres Condominium Bylaw requirements* for owning a home in Shelby Acres and they are:
- Your Shelby Acres home must be your principal (Homestead) residence.
- Ownership of multiple units within Shelby Acres is prohibited.
- Renting or leasing of all, or a portion, of a unit is prohibited.

Traditionally, housing developments are built by for-profit developers who seek to make as much profit as the market will allow.
Shelby Acres is being developed by the non-profit Oceana County Development Corporation. The goal of Shelby Acres is to offer affordable living options to the residents in Oceana County providing them with a pathway to homeownership.
Historically, we know that when the supply of homes is less than demand, for-profit developers and regular home sellers are anxious to take the highest and best price when they sell their homes. Shelby Acres holds a different stance, being the first to submit an offer or having the highest offer will not guarantee acceptance.
